Terms of Service

Welcome to Omnivamp. In these Terms, “Omnivamp,” “we,” “our,” and “us” refer to the operator of the Omnivamp platform. “You” refers to anyone who visits or uses the platform. These Terms govern access to Omnivamp's website, accounts, marketplace listings, investor profiles, direct messages, and related features.

By creating an account and affirmatively accepting these Terms, you agree to these Terms and the Community & Listing Guidelines. The Privacy Policy describes our data practices, and the Investment & Platform Disclosures describe important investment risks. If you do not agree, do not use the platform. Your use is also subject to applicable law.

Omnivamp is an independent networking and advertising platform for real estate investors. We provide a venue for users to publish investment opportunities, discover potential partners and lenders, and communicate directly. We do not negotiate transactions, manage investments, handle transaction funds, or receive commissions based on completed deals. Users are responsible for evaluating opportunities and complying with laws applicable to their activities.

Omnivamp does not purchase, sell, own, inspect, appraise, underwrite, guarantee, fund, negotiate, or close the opportunities posted by users merely by hosting them. Unless expressly disclosed in a separate written agreement, Omnivamp is not acting as a real estate broker, lender, loan originator, investment adviser, securities broker-dealer, escrow agent, attorney, or fiduciary for a user's transaction. Describing our intended role does not determine how regulators or courts classify any particular activities.

Users are responsible for independently evaluating each opportunity and obtaining qualified legal, financial, title, tax, and real estate advice where appropriate.

You must be at least 18 years old and legally capable of agreeing to these Terms. You must provide truthful registration information, maintain the security of your account, and promptly update information that becomes inaccurate. You are responsible for activity under your account except as limited by applicable law. Do not impersonate another person or create accounts to evade suspensions or platform safeguards.

We may use email verification and automated abuse-prevention checks. Registration or a completed profile does not mean Omnivamp has independently verified a user's identity, qualifications, licenses, finances, or trustworthiness.

Users may submit property listings, wholesale contract opportunities, land listings, joint venture requests, private lender information, profile content, photographs, descriptions, and messages (“User Content”). You retain whatever rights you lawfully hold in your User Content and grant Omnivamp a nonexclusive license to host, store, reproduce, adapt for display, and show that content as reasonably necessary to operate, secure, and promote the platform, subject to your visibility settings and our Privacy Policy. This license ends when content is removed, except for residual copies and records reasonably retained for operational, legal, or security reasons.

You represent that you have the right to publish the content, that it is materially accurate to the best of your knowledge, and that its publication and use do not violate any law, contract, intellectual property right, privacy right, or third-party interest. Do not imply ownership or authority to sell or assign a property interest you do not legally possess.

Financial figures—including contract prices, after-repair values, rehab budgets, rents, expenses, timelines, returns, and projected profits—are user-supplied figures or calculations, not verified results or guarantees from Omnivamp.

Certain listing types require a street address to support platform integrity and duplicate prevention. The posting interface lets users choose whether to display applicable property addresses publicly. A hidden-address setting does not protect addresses disclosed voluntarily in descriptions, photos, messages, documents, or off-platform communications. Do not publish another person's private information without authorization.

Users may contact each other on Omnivamp and may independently choose to communicate or transact off-platform. Omnivamp is not a party to arrangements between users solely because they met through the service. Treat unsolicited requests for deposits, wire transfers, personal identification, credentials, or sensitive documents with caution.

Omnivamp may investigate reported content and messages and may review information reasonably necessary to respond to a report, enforce these Terms, prevent abuse, or comply with law. Do not assume direct messages are end-to-end encrypted or immune from authorized platform review.

You may not use Omnivamp to commit fraud, post deceptive or unauthorized deals, violate securities, lending, real estate, consumer protection, fair-housing, or advertising laws, solicit unlawful investments, misrepresent professional credentials, harass users, send spam, infringe rights, bypass access controls, scrape data without authorization, or interfere with platform security. We may remove or restrict content, limit messaging, suspend accounts, investigate reports, or cooperate with lawful requests when reasonably necessary to protect users, enforce rules, or operate the platform. We may make mistakes, and we cannot promise to review every listing or prevent every harmful interaction. We may modify, interrupt, or discontinue features, including beta features, subject to applicable law.

Omnivamp is currently offered as an open beta. Features, availability, interfaces, policies, and eligibility may change. Any future subscription or paid Pro terms will be presented separately before charges begin; these Terms do not authorize unexpected subscription charges.

THE PLATFORM AND USER CONTENT ARE PROVIDED ON AN “AS AVAILABLE” BASIS TO THE EXTENT PERMITTED BY LAW. WE DO NOT WARRANT THAT LISTINGS, USERS, LOAN TERMS, PROPERTY DATA, CALCULATIONS, MESSAGES, OR OUTCOMES ARE ACCURATE, COMPLETE, SECURE, OR SUITABLE FOR A PARTICULAR PURPOSE. NOTHING IN THESE TERMS EXCLUDES A RIGHT OR LIABILITY THAT CANNOT LEGALLY BE EXCLUDED.

Users remain responsible for their own investigations, agreements, communications, tax treatment, legal compliance, and decisions to enter into transactions.

Disputes about listings, ownership, assignments, financing, partnership obligations, deposits, performance, or closings are ordinarily between the participants. We may offer reporting or moderation tools but do not promise to arbitrate, settle, or enforce those transactions.
