Investment & Platform Disclosures
Last updated: October 22, 2026
1. What Omnivamp does
Omnivamp is a platform for discovering real estate investment opportunities and connecting with other investors, prospective project partners, and private lenders. Listings, descriptions, financing programs, projections, and messages are submitted by users or other third parties unless clearly stated otherwise.
Omnivamp generally provides publishing and communication tools. We do not guarantee that a listing is authentic, that a seller or investor holds the claimed rights, that a lender will fund a loan, or that any transaction will close. We do not hold investment funds, earnest money, or closing proceeds solely by operating this marketplace.
2. Investment risk and independent verification
Real estate investing can result in partial or complete loss of capital, unexpected renovation costs, financing failure, delays, title defects, liens, vacancy, regulatory issues, market declines, or litigation. No investment opportunity is risk-free.
Users should independently confirm property ownership and rights to sell or assign, contract terms, title, liens, taxes, zoning, permits, occupancy, physical condition, comparable sales, financing details, and the background and authority of any other party. Consider engaging qualified inspectors, attorneys, title companies, lenders, accountants, or licensed real estate professionals as appropriate.
3. Financial figures are not guarantees
After-repair value (ARV), acquisition cost, repair estimates, projected cash flow, ROI, margins, closing costs, holding costs, timelines, loan terms, and projected profits can be inaccurate or incomplete. Calculators and displayed estimates may depend on assumptions or inputs supplied by users. Neither the presence of a number on Omnivamp nor a platform calculation is a representation that the underlying assumptions have been independently verified.
4. Wholesale contracts and land listings
A wholesale listing may concern rights under a contract rather than direct ownership of the property. The poster must determine and truthfully describe the interest being offered, any assignment rights or restrictions, required disclosures, and applicable state law. Land transactions may require independent review of access, utility availability, surveys, title restrictions, flood zones, wetlands, zoning, and buildability.
5. Joint venture and capital requests
Joint ventures can involve disputes about management responsibilities, capital contributions, ownership percentages, guarantees, security interests, distributions, and control rights. Written agreements and professional review are strongly recommended.
Some arrangements that seek outside capital or offer equity, profits, or passive investment interests may constitute securities or otherwise be subject to registration, exemption, anti-fraud, and intermediary rules. Posting a request on Omnivamp does not establish that the arrangement is legally permissible. Users must not make unlawful offers or solicitations. Omnivamp's intended role as a networking platform does not, by itself, resolve whether any activity requires regulatory registration or licensing.
6. Private lending listings
Private lenders and borrowers are responsible for evaluating and complying with applicable licensing, disclosure, fair lending, consumer protection, usury, anti-fraud, and other requirements. Advertised rates, leverage, geographic coverage, eligibility criteria, and closing timelines may change and are not binding commitments by Omnivamp. We do not guarantee loan approval, availability of funds, or a particular lender's legitimacy.
Unless separately and expressly agreed in writing, Omnivamp does not originate or negotiate loan terms, underwrite borrowers, service loans, take custody of funds, or act as lender or agent in a user's transaction.
7. Users deal with one another independently
You may communicate with other users through direct messages or off-platform. Omnivamp is not automatically a contracting party when two users transact, and using the platform does not establish an agency, advisory, fiduciary, partnership, or brokerage relationship with Omnivamp.
Never transfer money or sensitive documents merely because someone contacted you through the platform. Verify receiving parties independently and use appropriate professional settlement processes.
8. No endorsement from platform indicators
A public profile, badge, listing placement, account tenure, moderation status, or other platform indicator should not be interpreted as a guarantee of licensing, creditworthiness, identity, honesty, property condition, or investment suitability unless the specific verification performed is expressly described.
9. Not professional advice
Information available through Omnivamp is for general informational and networking purposes. It is not personalized investment, legal, tax, accounting, appraisal, lending, or real estate advice. Consult qualified professionals before making decisions.
