Privacy Policy

Last updated: October 22, 2026

Our commitment: We will not sell or rent our users’ personal information.

1. Overview

This Privacy Policy explains how Omnivamp (“we,” “us,” and “our”) collects, uses, displays, and shares information when people visit or use the platform. Omnivamp connects real estate investors through listings, profiles, messaging, partnership requests, and lender information. The information you choose to publish may be viewed by other users or, where a page is publicly accessible, by visitors who are not signed in.

2. Information we collect

Account and profile information. Registration and account use may provide your name, username, email address, login credentials processed by our authentication provider, business name, home state, target markets, investor categories, biography, profile picture, and optional profile information. Passwords are handled by our authentication service rather than displayed in public profiles. We do not need your telephone number to create a new account, although users may share contact details with each other voluntarily.

Listings and marketplace details. We collect information users enter for wholesale contracts, land, joint ventures, and private lending opportunities. This may include property addresses, location details, financial projections, descriptions, and uploaded photos. For certain property listings, we collect a full street address even when the poster does not elect to display it publicly.

Communications and safety information. We process direct messages, delivery or unread states, user reports, moderation records, and limited surrounding message context when investigating reported conversations, as well as communications users send to our support address.

Technical and usage information. We and our service providers may process IP addresses, browser and device characteristics, approximate geolocation, page views and interactions, session and login records, security signals, and error diagnostics. Google Analytics is enabled in production when its measurement ID is configured and may use cookies or similar identifiers. Local device preferences may include theme selection, beta-banner dismissal, and notification sounds.

Optional AI-assisted deal parsing. If you choose the automatic deal-note analysis feature, the text of notes you submit and the listing category are transmitted through our server to OpenAI for extraction of deal fields. Avoid entering Social Security numbers, banking details, private identity documents, or other unnecessary sensitive data into this feature.

Account use and alerts. We also process saved deals, market-watch preferences, buy-box/match-alert settings, moderation reports, message-read status, blocking, and other interactions needed for selected tools.

3. How we use information

We use information to create and authenticate accounts; display profiles and listings; facilitate messaging; remember market preferences and saved deals; operate search, notifications, and moderation; identify duplicates; enforce platform rules; diagnose reliability problems; prevent fraud and automated abuse; answer support requests; and understand how people use Omnivamp. We may also use information when necessary to comply with legal obligations or defend legal rights.

4. Public information and your choices

Public profiles and listing pages may display your name or username, profile photograph, biography, business details, investor interests, and posted opportunities. Property photographs uploaded to public image buckets may be accessible by anyone who possesses their URLs.

For property types with an address-display choice, the intended behavior is to keep the full street address out of public listing views unless the poster opts to display it. However, a poster may reveal an address indirectly through text, images, attachments, messaging, or other voluntary disclosures. Users should avoid putting confidential addresses or personally identifying information in public content.

Direct messages are not shown as public marketplace posts, but participants can copy or share what they receive, and authorized staff may review reported message context for safety and moderation purposes.

5. Service providers and disclosures

Our current technology stack uses third-party infrastructure and services, including Supabase for authentication, database, and file storage; Netlify for web hosting; Cloudflare Turnstile for bot-prevention checks; Resend for transactional email; Google Analytics for website usage measurement; and OpenAI for user-requested automatic deal-note parsing. These providers may process information to deliver services to Omnivamp under their applicable terms and practices.

We may disclose information when you intentionally publish or send it to other users, when service providers need it to operate the platform, when required by law or valid legal process, or when reasonably necessary to respond to fraud, security incidents, rights violations, or threats to safety. We do not treat hidden property addresses as automatically public merely because they are submitted for duplicate prevention.

6. We never sell your information

We do not sell or rent your personal information. We do not provide account information, private property addresses, or private messages to data brokers or advertisers for sale. We do not authorize service providers to sell our users’ information on our behalf. Publicly posting listing and profile information, exchanging messages with another member, using providers to operate Omnivamp, and complying with legal obligations are distinct from selling personal information. We do not use user information for cross-context behavioral advertising; our provider configurations must remain consistent with this commitment.

7. Cookies, analytics, and security technology

Essential authentication/session technologies help keep users signed in and protect accounts. Analytics technologies help us understand platform usage. Cloudflare Turnstile processes information necessary to assess automated abuse. Browser settings may offer controls over some tracking technologies, although disabling essential technologies can affect functionality. Additional consent or opt-out choices may be provided where required by applicable law.

8. Retention and account requests

We retain information for as long as reasonably needed to provide the platform, maintain security, investigate abuse, meet legal obligations, resolve disputes, or preserve legitimate transaction and moderation records. Some information may remain in backups, logs, archives, or content shared by other users for limited periods or as required by law. No fixed deletion schedule is promised in this draft because the production retention configuration has not yet been verified.

To request access to, correction of, or deletion of personal information, or to raise a privacy concern, contact team@omnivamp.com. We may need to verify identity before responding and may retain information where legally justified. Available rights and response timelines depend on applicable law. Updating public profile fields may also be possible through account settings.

9. Security and limitations

We use technical and organizational safeguards designed to protect the service, including authentication, access controls, and anti-abuse tools. No internet service is perfectly secure, and users should choose strong passwords, protect their devices, and avoid sharing sensitive documents or financial credentials through messages.

10. Children and international access

Omnivamp is intended for adults aged 18 or older, not children. Although Omnivamp focuses on U.S. real estate, visitors may access the site from other locations. Information may be processed wherever our providers operate, subject to applicable law and contractual requirements.

11. Changes and contact

We may revise this Policy as our services and legal obligations evolve. We will update the effective date and provide additional notice when legally required. Contact us at team@omnivamp.com for privacy questions.
