Community & Listing Guidelines

Last updated: October 22, 2026

Omnivamp is a nationwide network for real estate investors. These guidelines help keep the marketplace useful, credible, and respectful. They supplement our Terms of Service.

1. Accurate and authorized listings

  • Post opportunities only when you have authority to describe, market, assign, or otherwise offer the relevant property interest, services, or partnership opportunity.
  • Use accurate property types, locations, prices, financing terms, and status information. Make assumptions and material uncertainties clear.
  • Do not post fabricated offers, false claims of ownership, misleading returns, copied photographs without permission, or invented professional credentials.
  • Clearly distinguish genuine opportunities from any platform-authorized demonstration content. Demonstration listings are not real investments.

2. Wholesale and land opportunities

  • Describe whether you own the property or hold a contract or other transferable interest; do not imply a fee-simple sale when that is not what you are offering.
  • Provide the required street address to Omnivamp where the posting form requires it. Choose whether that address is displayed publicly using the provided control.
  • Do not hide material defects or misrepresent ARV, repair budgets, utilities, access, restrictions, occupancy, or title status.
  • Keep one active or pending listing per property per posting account where the platform's duplicate rules apply. Refresh or edit an existing listing rather than reposting to evade those limits.

3. Joint venture requests

  • Describe the project, requested partner role, amount of capital sought (if applicable), contribution expectations, proposed economics, and known risks as accurately as possible.
  • Do not promise or imply guaranteed profits or risk-free returns.
  • Do not use Omnivamp to make offers of securities or solicit investments in violation of applicable law. Users proposing equity or passive capital arrangements should obtain appropriate legal advice before posting.

4. Private lender information

  • Represent loan programs, licensing status, eligibility, coverage, rates, fees, and funding capacity truthfully.
  • Do not impersonate a lender, demand misleading upfront payments, or make guaranteed-approval claims without a lawful and supportable basis.
  • Borrowers and lenders remain responsible for verifying one another and complying with applicable lending laws.

5. Messaging and user conduct

  • Be professional and respectful. Harassment, threats, hate-based abuse, sexual exploitation, impersonation, phishing, unsolicited mass messages, and fraudulent payment requests are prohibited.
  • Exchanging phone numbers, email addresses, or other off-platform contact information is allowed, but do so cautiously. Protect account credentials and financial information.
  • Do not use automation, scraping, fake accounts, or spam to manipulate the marketplace or other users.

6. Privacy and rights

  • Do not publish another person's nonpublic contact information, identity documents, financial statements, or private property details without proper authorization.
  • Do not upload photos, text, branding, or other material you lack permission to use.
  • Follow applicable fair-housing, advertising, real estate, lending, and consumer protection requirements.

7. Reporting and enforcement

Report suspicious listings, duplicate properties, scams, harassment, or unsafe messages using available reporting tools. When investigating reports, authorized moderators may review the reported material and limited context needed to evaluate it. We may remove listings, restrict messaging, suspend accounts, or take other appropriate action. We cannot guarantee that every violation will be detected or resolved before harm occurs.

8. Your responsibility

A platform listing, profile, or conversation is not verification of the other party. Investigate before signing, paying, funding, or sharing sensitive information. Where appropriate, use independent professionals and reputable title or settlement services.

Questions or reports that cannot be handled through in-app tools may be sent to team@omnivamp.com.
